Buying property in Dubai: what to check

Foreign buyers can acquire freehold in designated areas of Dubai. The exact rights and documentation must be assessed for each development.

01

Ownership and registration

Confirm the property sits in a designated freehold area, and check the title through Dubai Land Department records. The Department charges a transfer fee of 4% of the price.

02

Project status

For off-plan homes, confirm the developer and project are registered with RERA, payments go through an approved escrow account, and your purchase is registered under Oqood.

03

Total cost of ownership

Add transfer and registration fees, annual service charges, and the risk that market conditions change between signing and handover.

Common questions

Good questions. Clear answers.

Can foreign nationals buy property in Dubai?

Foreign buyers can hold freehold rights in designated areas of Dubai. Other ownership structures also exist. The rights available depend on the specific location and property.

Is every off-plan project ready to be marketed?

Registration, escrow arrangements and marketing approvals all matter. Confirm these for the specific project before you commit to it.

What should I review before paying a deposit?

The developer and project registration details, the contract, the payment schedule, the escrow account and the ownership and registration costs. An independent local lawyer should check these for you.
