Why buying new build property in Spain should start with the right questions, not with property viewings.

Finding a property is easy. Finding the right property is not.

When people contact YesCosta for the first time, they are sometimes surprised by the way we work.

Many buyers expect the process to begin with a list of available properties and a schedule full of viewings. They tell us how many bedrooms they want, what their budget is and when they will be in Spain. They expect us to send a selection of properties and spend several days visiting developments and show homes.

And of course, arranging property viewings is part of our work. However, at YesCosta, we believe that buying new build property in Spain should not start with opening doors. It should start with understanding the person who will eventually walk through that door.

This philosophy did not develop overnight. It is the result of my personal and professional background, which has shaped the way I look at property, construction and investment opportunities.

Long before I entered the real estate industry, I grew up in a family construction company with more than eighty employees. As a child, I regularly accompanied my father, who was a contractor, to construction sites. While many children spent their weekends elsewhere, I spent countless hours walking around building projects, observing how properties were constructed, how materials were selected and how attention to detail often determined the difference between an average property and an exceptional one.

Those early experiences taught me an important lesson that still influences the way I work today: a property should never be judged solely by its appearance. What lies behind the walls, the quality of construction, the technical details and the long-term durability of a property are often just as important as its location, architecture or presentation.

My professional career later led me into legal and financial environments, where I learned that major financial decisions should never be based purely on emotions or first impressions. During this period, I developed a strong understanding of financial analysis, risk assessment and the importance of making well-informed decisions. In addition, I obtained my real estate qualifications in the Netherlands through VBO, further strengthening my professional understanding of the real estate industry.

The combination of construction experience, legal and financial knowledge, and professional real estate education eventually became the foundation on which YesCosta was established.

When I became active in the Spanish property market, I quickly noticed that many international buyers were often being shown properties before anyone had really taken the time to understand why they were buying in Spain in the first place.

Some buyers are searching for a holiday home where they can spend several months each year. Others are looking for a permanent residence. Some clients view property primarily as an investment opportunity, while others are focused on lifestyle, comfort and enjoying the Mediterranean climate.

Yet despite having completely different objectives, many buyers end up visiting exactly the same properties.

That never made sense to me.

How can you recommend the right property if you do not first understand the person who is buying it?

That question became one of the founding principles of YesCosta.

When clients contact us today, we do not immediately ask which properties they want to visit. Instead, we first want to understand their goals, expectations and long-term plans. Not because we want to complicate the buying process, but because we believe that buying property abroad is too important to approach without proper preparation.

We want to understand why our clients are buying. We want to know whether financing will be required, whether rental income is important, how often they expect to use the property themselves and what they hope to achieve in the coming years. Sometimes clients initially believe they are looking for a particular type of property, only to discover that another location, another development or even another type of property would suit them far better.

In our experience, buying property in Spain is rarely just a property transaction.

It is often a lifestyle decision, an investment decision and a financial decision at the same time.

Why We Chose To Specialise In New Build Property

At YesCosta, we have consciously chosen to specialise primarily in carefully selected new build properties in Costa Blanca South and Costa Cálida.

We believe that for many international buyers, new build property offers significant advantages. Modern construction standards, energy efficiency, lower maintenance costs, contemporary design and developer guarantees make new build developments increasingly attractive for both lifestyle buyers and investors.

However, not every new build development automatically represents a good opportunity.

A beautiful showroom, impressive marketing materials and attractive communal facilities do not necessarily tell the full story. Behind every project there are important questions that deserve answers. Who is the developer? What is their track record? How strong is the location? What infrastructure developments are planned? What is the rental potential? How will the property perform over the next ten or twenty years?

These are the questions we believe every serious buyer should ask before making one of the largest investments of their lives.

Sometimes this means recommending a particular development with complete confidence. Sometimes it means recommending a different area. And sometimes it means advising a client not to buy at all.

Why We Sometimes Advise Clients Not To Buy

This may sound unusual coming from a real estate company.

However, we believe that our responsibility extends beyond simply selling property.

Our responsibility is to help our clients make the right decision.

If we believe that a property does not fit a client’s objectives, budget or long-term plans, we will explain why. If we believe that a particular project presents unnecessary risks or limited future potential, we will discuss those concerns openly and honestly.

We believe that trust is built through transparency, not through selling as many properties as possible.

At YesCosta, we do not measure our success by the number of viewings we organise or by the number of doors we open during a day.

We measure our success by the confidence our clients feel when they finally decide to buy.

That is why we do not consider ourselves a traditional door-opening real estate agency.

We consider ourselves property specialists.

Because finding a property in Spain is relatively easy.

Finding the right property, for the right reasons and at the right moment, requires something far more valuable than a set of keys.

It requires experience, analysis, honesty and professional guidance.
