Destination / Costa Blanca, Alicante

A coast you can live on. A purchase that deserves detail.

The Costa Blanca runs from Dénia in the north to Pilar de la Horadada in the south, with towns that suit very different lives: golf communities, quiet villages, busy seafronts and year-round cities.

We start with your brief, then show you the homes that fit it and the costs that come with them. Every listing here is live, and every one carries its own YC reference.

Buyer information

Buying property in Spain: what to check

Foreign buyers can purchase in Spain on the same footing as Spanish buyers. These three points shape most purchases on the Costa Blanca.

01

NIE and bank account

You need a Spanish foreigner number (NIE) to sign and pay taxes, and usually a Spanish bank account to pay the bills. Both can be arranged by power of attorney.

02

Taxes and costs

Resale homes in the Valencian Community pay transfer tax of 9% up to €1 million and 11% above that. New builds pay 10% VAT plus 1.4% stamp duty. Notary, registry and legal fees come on top.

03

Title and project checks

Ask for the land registry extract and proof that debts are clear. For off-plan homes, ask for the building licence and the bank guarantee covering your stage payments.

Common questions

Good questions. Clear answers.

Can foreign nationals buy property in Spain?

Yes. Buyers from the EU and from outside it can buy freehold in Spain. You need an NIE number, and you can complete the purchase in person or through a power of attorney.

How much should I budget on top of the price?

Resale homes pay 9% transfer tax up to €1 million and 11% above that. New builds pay 10% VAT plus 1.4% stamp duty. Add notary, registry and legal fees, and ask us for a written estimate on the home you choose.

What should I review before paying a deposit?

The land registry extract, any debts on the property, the contract terms and, for off-plan homes, the licence and the bank guarantee on your payments. An independent lawyer should check these for you.
