Foreign buyers can purchase in Spain on the same footing as Spanish buyers. These three points shape most purchases on the Costa Blanca.
You need a Spanish foreigner number (NIE) to sign and pay taxes, and usually a Spanish bank account to pay the bills. Both can be arranged by power of attorney.
Resale homes in the Valencian Community pay transfer tax of 9% up to €1 million and 11% above that. New builds pay 10% VAT plus 1.4% stamp duty. Notary, registry and legal fees come on top.
Ask for the land registry extract and proof that debts are clear. For off-plan homes, ask for the building licence and the bank guarantee covering your stage payments.
YesCosta was built around personal communication, realistic information and structured decision-making for international buyers. We know these towns, these developers and this paperwork.
We give you clear information, talk through opportunities and risks, and bring in the right lawyer or mortgage adviser when it matters.
